How You’ll Make an Impact

The Property Accountant supports network growth and other strategic initiatives of the Retail Services business as part of a strong accounting team. Partners closely with the business to provide accounting support for new acquisition and ground-up stores in the U.S. and Canada. Areas of responsibility require some interpretation / decision making of increasing complexity. The Property Accountant also coaches less experienced team members to execute their areas of responsibility and provides review feedback. In the role, you would be responsible for:

 

Fixed asset accounting responsibilities:

  • Oversee and perform fixed assets related tasks such as asset creations, additions, disposals, sales, transfers, and closures within SAP’s Fixed Asset Module
  • Track the compilation of project costs into fixed asset accounts and work with the business to close out those accounts once the related projects have been completed
  • Review and record monthly journal entries
  • Review and prepare fixed assets reporting on a monthly / quarterly / annual basis
  • Create and monitor a system of controls, procedures, and forms for the recording of fixed assets

Lease accounting responsibilities:

  • Review monthly lease activity and create new accounting schedules within the CoStar real estate system
  • Record monthly lease accounting journal entries (e.g., rent expense, rental income, lease assets / liabilities)
  • Review and prepare monthly and ad hoc lease reporting
  • Troubleshoot and resolve lease questions and issues

Expected risk portfolio of responsibility (routine versus judgmental):

  • Ability to take ownership over company checklists regarding increasingly more complex accounting activities and policies (e.g., lease accounting, fixed asset classification, capitalization / depreciation policies)
  • Attention to detailed processes and ability to accurately follow steps and identify exceptions / issues for escalation

Experience applying relevant regulatory frameworks:

  • Demonstrate responsibility for maintaining and evaluating the accuracy of balances and activity with moderate complexity (e.g., lease classification, fixed asset impairment) for a limited number of operational legal entities
  • Document, research, and develop sound assumptions and estimates in areas of responsibility and execute internal controls through the application of established processes

Relationship development (internal, external, leadership, etc.):

  • Build productive working relationships and communicate effectively with manager, team members, and business partners across the organization (e.g., real estate and construction team, operations leadership, customer support team, IT)
  • Develop and maintain an internal network of resources to draw upon when needed
  • Effectively confirm and interpret inquiries and requests (e.g., audit requests) to take appropriate action and deliver timely high-quality responses

What You’ll Need

  • Bachelor’s Degree (B.A./B.S.) in accounting or equivalent
  • Minimum of four years property accounting experience
  • Solid understanding of U.S. GAAP and internal controls to effectively apply the requirements in areas of responsibility
  • Demonstrated attention to detailed processes and the ability to accurately follow steps and identify exceptions and issues for escalation
  • Ability to evaluate data and assumptions, interpret results, and generate meaningful insights through the application of critical thinking and validation to support conclusions
  • Excellent time management through prioritization and planning to meet goals and deadlines
  • Ability to utilize straightforward and simple communication when connecting with others
  • Ability to contribute to goal accomplishment – make suggestions, volunteer assistance, offer resources, or remove obstacles to help the group achieve its goals
  • Must be authorized to work in the U.S.
